Job Description:

NATURE OF POSITION The Commercial Title Officer is responsible for the overall successful delivery of commercial title policies, providing underwriting documents ensuring that the property is free of any obstacles that could jeopardize a sale or interfere with a buyer’s rights to the property. Additionally, the Commercial Title Officer is responsible for partnering with customers and colleagues to solve any title issues that arise. SUPERVISION RECEIVED General direction and oversight is provided by the Department or Site Manager ESSENTIAL DUTIES AND RESPONSIBILITIES - Employees of Pioneer Title are expected to model and foster our core values: Customer Focus – Excellence - Communication - Leadership – Integrity Coordinate closing transactions that may have intricate title and closing issues, including compliance with closing instructions, title requirements, company requirements and other written instructions Must be familiar with individual municipalities, county clerks, property appraisers and tax collectors. This includes the review of title searches to complete title work, review of closing documents, and assistance in clearing complicated title issues Responsible for preparing commitments Review intricate closing documents to confirm that they meet statutory recording requirements and also meet any commitment requirements for clearing title and assist in making revisions to meet said statutes and requirements Review all documents prepared for insurability and record-ability Coordinating with all parties in the review of title objection letters from lender’s and buyer’s counsel. This includes being knowledgeable to assist in clearing title issues, possessing basic underwriting skills and knowledge, clearing any survey issues, making sure that the survey meets minimum requirements, drafting a specific title exception for commitment/policies, and discussing the flow of how these things affect the transaction Work effectively and efficiently with insured Clients (Owner’s, Lender’s, Trustee’s, etc) regarding Claims to mitigate the Claim Resolution including negotiating directly with Clients to ensure a resolution that is beneficial for the both PTC and the Client within the parameters and guidelines of the Underwriter Must be able to meet (potentially one on one)/collaborate with proposed insured Clients prior to Closing/Policy to find solutions as well as provide approval for Exceptions to the Standard Commitment Partnering with the Title Manager and colleagues to assist in the development of realistic and attainable strategic business goals Building relationships with clients, including attorneys, developers, government entities, etc. to establish ongoing connections KNOWLEDGE, SKILLS AND ABILITIES Experience with standard concepts, practices, and procedures within the title industry Highly motivated self-starter with the ability to work within a team under minimal supervision Excellent client relations and organizational skills Strong knowledge and ability in the use of a personal computer and software applications (e.g. Microsoft Word, Excel, PowerPoint, etc.) Expert ability to write routine reports, commitments, policies, and correspondence; ResWare experience a plus Strong verbal and written communication skills Proven ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages – ability to apply concepts of basic algebra and geometry Ability to multi-task, and effectively work under stressful conditions Ability to exercise initiative and sound judgement and to react with discretion under varying conditions Detail-oriented and professional; able to handle confidential information TOOLS AND EQUIPMENT USED Operate a variety of office equipment including personal computers, programs, telephones, copiers, printers, scanners and calculators. Utilize standard and customized software. REQUIRED MINIMUM QUALIFICATIONS A minimum 3-5 years of experience directly handling title transactions, with working knowledge of ResWare preferred.
